Insurance, flood zones and roof age end more deals in Florida than price does. Johanna checks all three before you write an offer, so you know what a home costs to own each year and not only what it costs to buy. Most of her buyers are deciding from another country, so financing, paperwork and timing get handled with you from the start, in whichever language you started in.

Pricing, preparation and negotiation decide what your home actually sells for. Johanna tells you what is worth fixing and what to leave alone, what buyers in your area are paying right now, and how to handle offers once they arrive. Your buyer may well be in Santo Domingo or Madrid rather than down the road, which is why the listing goes out in two languages.

Commercial buys on numbers, not on how a place feels to walk into. Johanna starts with the lease terms, the running costs and what the building actually returns, then works back to what it is worth paying. On new construction she deals with the developer and their timeline directly, so you are not chasing a sales office from another country.

Florida is where she is licensed and where she lists. The Dominican Republic is her family’s country and the market she knows personally. Turks & Caicos and Dominica she handles by referral, through agents she works with there. Same person either way, so nothing gets lost between one country and the next.
