Buying property in the Dominican Republic as an American

What actually changes when you buy in the DR instead of the US title, closing, and the one document that decides whether the deal is real.

You found the listing. The price made you sit up. Three bedrooms, ten minutes from the water, for less than a one-bedroom condo in Miami.

Then someone told you to be careful, and didn’t explain why.

Here’s why, and it’s not what most people assume.

The property is not the risk. The title is.

In the United States you barely think about title. It exists, a company insures it, you sign at closing and move on.

In the Dominican Republic, title is the whole deal.

Land there falls into two groups. Land that has been surveyed and registered, and land that hasn’t. Registered land has a Certificado de Título a real document, tied to a real survey, held in a real registry. Unregistered land has a story instead. Sometimes a good story. A family has farmed it for forty years, everyone in town agrees it’s theirs, there are papers of a kind.

A story is not a title.

You can buy land with a story. People do it constantly. And most of the horror stories you’ve heard the ones about a relative appearing after the sale, or two buyers holding paperwork for the same lot start there.

So the first question about any DR property is not what it costs. It’s whether it has a Certificado de Título, and whether the survey behind it has been completed.

If the seller can’t answer that in one sentence, that’s your answer.

You need your own lawyer. Not the seller’s.

In the US, a title company sits in the middle and is neutral by design.

In the DR there isn’t an equivalent. Your attorney is your protection, and they need to be yours hired by you, paid by you, working for you. Not the friendly one the developer recommends.

What they actually do: pull the title from the registry, confirm the seller is the registered owner, check for liens, mortgages and inheritance claims, and confirm the survey matches the land you walked on. That last one matters more than people expect. The boundaries on paper and the fence in the ground are not always the same thing.

Foreigners can own property outright

This one surprises people, so it’s worth saying plainly.

You do not need a Dominican partner. You do not need a local company. You do not need residency. A foreign buyer holds property under the same rules as a Dominican citizen.

You’ll pay a transfer tax at closing and an annual property tax above a certain value threshold. Both change over time, so ask your attorney for the current numbers rather than trusting a blog including this one.

Where people actually lose money

Not usually fraud. Usually speed.

Someone falls in love with a place on a Tuesday, wires a deposit on a Thursday, and starts the legal work the following month. By then the money is gone and the leverage is gone with it.

Slow down at exactly one point: before any money moves, have your attorney confirm the title. Everything else can be fixed. That can’t.

That’s not a sales line, it’s the practical reason this works — I’m not handing you off to someone I’ve never met in another country and hoping it goes well. I know what a clean DR file looks like, I know which questions stop a bad deal early, and I can tell you in English or Spanish depending on which one you’d rather think in.
