Answers Before You Need Them
Most of what goes wrong in a deal traces back to a question nobody asked early enough. Insurance. HOA rules. What the inspector actually meant by that one line. These are the things Johanna explains to clients on the phone, written down so you can read them before you need them.
How She Helps
A Clearer Way to Buy and Sell on Both Sides of the Water
A home, or a building, is the biggest thing most people buy, and almost none of the process explains itself. Johanna Beras handles residential, commercial and new construction across four markets, Florida, the Dominican Republic, Turks & Caicos and Dominica, in English or Spanish, with straight answers at each stage.
01For Home Buyers
Insurance, flood zones and roof age end more deals in Florida than price does. Johanna checks all three before you write an offer, so you know what a home costs to own each year and not only what it costs to buy. Most of her buyers are deciding from another country, so financing, paperwork and timing get handled with you from the start, in whichever language you started in.
02For Home Sellers
Pricing, preparation and negotiation decide what your home actually sells for. Johanna tells you what is worth fixing and what to leave alone, what buyers in your area are paying right now, and how to handle offers once they arrive. Your buyer may well be in Santo Domingo or Madrid rather than down the road, which is why the listing goes out in two languages.
03For Commercial Buyers
Commercial buys on numbers, not on how a place feels to walk into. Johanna starts with the lease terms, the running costs and what the building actually returns, then works back to what it is worth paying. On new construction she deals with the developer and their timeline directly, so you are not chasing a sales office from another country.
04The Four Markets
Florida is where she is licensed and where she lists. The Dominican Republic is her family’s country and the market she knows personally. Turks & Caicos and Dominica she handles by referral, through agents she works with there. Same person either way, so nothing gets lost between one country and the next.
